Why You Should Work with a Kenilworth, IL Real Estate Broker

When you’re looking to buy or sell a house in Cook County, you’re going to want to have the support and guidance of someone who has knowledge and experience of the real estate industry – like a Kenilworth, IL real estate broker.

What is a real estate broker? Why should you work with one? For the answers to these questions and more, keep on reading.

What is a real estate broker, anyway?

A Kenilworth, IL real estate broker is a licensed real estate professional who, like an agent, works in the real estate industry; however, a broker completes additional education that surpasses the level of education that Illinois requires for real estate agents. The additional coursework that a broker completes covers a variety of topics that pertain to real estate at an in-depth level, such as taxes, insurance, contracts, and ethics. Additionally, this professional has successfully passed a broker’s license examination. Furthermore, brokers learn about legal issues that relate to real estate.

What does a real estate broker do?

A Kenilworth, IL real estate broker provides assistance with buying, selling, and transferring property. These professionals utilize their knowledge and experience to help their clients make important decisions and complete paperwork, and they ensure that all aspects of the purchase, sale, or transfer of a property are done in accordance with local Cook County and Illinois laws.

A real estate broker can work on their own, or they can start and manage their own brokerages, and hire other real estate agents to work with their firm, whom they supervise and assist with contracts and purchase offers. The following are just some of the professional duties that a broker will be responsible for:

  • Supervising and helping real estate agents with their property transactions
  • Helping clients prepare their properties for sale
  • Assessing and editing key documents, such as contracts and purchase agreements
  • Marketing property listings
  • Handling funds in escrow accounts
  • Training real estate agents
  • Arbitrating legal disputes

Types of real estate brokers

Kenilworth, IL

There are three different types of real estate brokers:

  • Principal broker. Also known as a designated broker, this professional oversees the licensed real estate agents that work for a brokerage firm. They also make sure that real estate agents are compliant with Cook County, Illinois, and national real estate law, and they are responsible for reviewing all contracts.
  • Managing brokers. This professional is licensed and handles a brokerage firm’s daily operations. Usually, they assist with hiring and training new real estate agents, and they oversee a firm’s administrative staff.
  • Associate broker. This professional has a broker’s license but works underneath a managing broker; generally, they do not supervise other agents. An associate broker can also be referred to as a broker salesperson, an affiliate broker, or a broker associate.

What are the benefits of working with a Kenilworth, IL real estate broker?

It’s important to note that typically, principal brokers won’t actually work directly with their clients, but a managing or an associate broker will. That said, one of the biggest advantages of working with a licensed Kenilworth, IL real estate broker over a real estate agent is that these professionals usually possess more knowledge and have more experience, which can be very useful; particularly if you’re dealing with a complicated real estate transaction; the purchase of a foreclosure or a short sale, for example. Additionally, brokers tend to have a great deal of knowledge about real estate law.

To summarize, by working with a Kenilworth, IL real estate broker, you’ll have peace of mind knowing that someone who has a wealth of knowledge in all aspects of the real estate industry, as well as a lot of experience, will be assisting you with the purchase or sale of your Cook County home.

Some information about Kenilworth, IL

Kenilworth is a village in Cook County, Illinois, United States, 15 miles (24 km) north of downtown Chicago. As of the 2010 census it had a population of 2,513. It is the newest of the nine suburban North Shore communities bordering Lake Michigan, and is one of those developed as a planned community. In 2018, Kenilworth was the eighth wealthiest community in the United States, and the wealthiest in the Midwestern United States.

Kenilworth was founded in 1889 when Joseph Sears purchased 223.6 acres of land consisting of several farms between the Chicago and North Western Railroad and Lake Michigan for $150,300. Sears and several of his associates formed The Kenilworth Company to execute his suburban dream.

The company undertook all marketing activities. They publicized the community’s many attractive features through brochures, maps, and newspaper ads, as well as direct personal sales. Prospects were provided transportation from the city and greeted with a reception. Visitors were also offered overnight accommodations. In 1891, Sears invited about 20 of his personal friends, prominent bankers and Chicago businessmen to a picnic luncheon on Kenilworth’s lake shore. Lots were offered at $60 an acre; significantly above the $15 an acre for similarly located property nearby. Some laughed, but the property did sell within 12 months. This planned community attracted widespread attention and was visited by many noted architects attending the 1893 Columbian Exposition in Chicago.

On February 4, 1896, the village reached the required 300 residents and was incorporated. The elected board assumed municipal functions from Sears. The Kenilworth Company continued their sales activities until 1904, at which time Sears acquired the existing stock and became the sole owner of the remaining property.
